Is Now A good Time to SELL Your Home ?

In most areas of the country, home prices have gone up. Certain cities like Houston have seen a slow and steady increase in Real Estate values.  I have been a Real Estate Broker in the Houston area for about 11 years and have seen a few cycles.
I certainly have not been in the business long enough to see first hand what the 80s were like for the market, but I do remember the economy "issues". The biggest market turn I remember was around 2008-2012. OUCH ! As with any market, they go in cycles and thankfully the '08-12 didn't last very long.

WASHINGTON (June 22, 2016) — Existing-home sales sprang ahead in May to their highest pace in almost a decade, while the uptick in demand this spring amidst lagging supply levels pushed the median sales price to an all-time high, according to the National Association of Realtors®. All major regions except for the Midwest saw strong sales increases last month.
So I know what a lot of people are thinking....Is now a good time to buy a home? And I need to sell my home too. Is it a good time to sell? Here is a great resource for the current Real Estate Market around the country.  
The short answer is do the research for yourself. Look up as many market statistics in your immediate area as you can. The Real Estate market statistics will enable you to determine what the Real Estate prices are doing (on a broad scale), as long as they are from a reliable source. Realtor.com and a good Real Estate Market newsletter from a local REALTOR. 
The Real Estate market is very "hyper local sensitive" in that in a given town, certain areas and even neighborhood sections will have a different overall market condition. Price is just the beginning. What about time on the market, how many offers are being presented, what is the turnover rate, what is the supply and demand? This is where a neighborhood expert comes in. A REALTOR that might actually live in the particular neighborhood or at least has been doing a lot of business there for a number of years. These highly specialized REALTORS are going to be your best bet for a complete and accurate "hyper sensitive" market analysis.
